IRS required non recourse loans which carry a higher interest rate (approx 6% for 20 years fixed for example and lenders require higher down payment, 40% as non recourse ).

It is just more difficult with the more debt you are carrying.

I would suggest you go in prepared and nurture that relationship. 

Buy the properties subject to the sellers loans staying in place and have the sellers carry a 2nd mortgage for the balance minus what you agree on for a down payment.

The saddest part is the US taxpayer paid for the big banks to get bailed out and they carried on as usual.

The business has changed since I was a fastener rep in Texas but I know there are many fastener distributors in the Metroplex that will carry the tools for these.Even Fastenal, the big chain might be able to help you out.

Keep in mind, if you miss a payment or carry a balance past the intro period, it will become the most expensive loan you’ve ever had.
