Nope, deny the entire application as one of them has an eviction.The reason I would do that is because after the other three have signed the lease, they'll bring the fourth one in anyway, and it'll be a ball ache from start to finish.It's not that three of them are trustworthy, it's that one isn't and has prior.Move on.

I was wondering if anyone can recommend a service that will allow electronic payments via ACH, but dont charge such large fee's?

I'm obviously new to this and very early in the process, so I could very well be missing something obvious here and/or not have the creative muscles yet to think through another form of house hacking.

I tried to set my tenants up with cozy.co for ach autopay, but months later nobody has used it.

Can someone recommend a rent collection website that does not charge the tenant a fee to pay rent via ACH? 

We use lease runner for applications, DocuSign for our leases, quicken rental to track payments and square invoice with ACH to collect rents.

Closed on my second rental in muscle shoals last week and about to put my third flip on the market in Sheffield in about 2 weeks.

I've been conditioned to buy dirt cheap with all of the head aches that the renovation may bring, but the new builds at the prices I'm seeing are almost a no brainer for me.

But some have obviously tried to crush my hopes of getting deals by flexing large corporate muscle.
