In Texas, it is almost always higher.That 50% includes (with realistic percentages for my location):Property management (10-12%)Vacancy (5-10%)Maintenance (10%)Capex (10%)Taxes (variable, but around here it's roughly 15% of rent if you buy with a low valuation)Insurance (8% maybe)You should absolutely be doing the math yourself, but you can use the 50% rule on 100 properties and find the 10 closest to 'good' to analyze more in depth.

@Dan Turkel1) Pick three comps that are closest in proximity, past 90 days or sooner for COE, no more than 120 sq feet difference, and make sure that the features of the homes are not drastically different (i.e. a pool, ocean view).2) If your house as a difference of one less bath room, but is a nicer finish, it should take on the next comparable price of the home with the extra bathroom.

When I install this product and I miss a bit on a cut and have a gap on a curve or door frame, I have a caulk on hand in the closest matching color (light brown, dark brown, tan etc).
