I have roughly familiar with them but will explore each of these scenarios with a bit of study and see which one is frankly the easiest to do, while also being the easiest to explain.On second read, I also really like the land contract idea as that seems pretty close to what I had in mind since she owns the property outright.

The problem I have seen across the board is that most agents simply don't understand the principles of investing, what investors are looking for or how to walk a property and adequately estimate repair costs.Unfortunately, most of these skills are only acquired through adequate study and conducting your own renovations.Not sure what your business model is or how exactly you are trying to outreach to investors or builders.

A nice $$ pet fee and pet rent is good, and also they've done studies that show tenants stay longer with pets.. but I will say, it 100% depends on the owner.
