I was thinking I could pay him with the money from the tenants he has chosen.

Its a gamble but my thinking is I need to get the property for the lowest possible price and I never want the seller to accept my first offer because that tells me I offered too  much.   

Learning all you can about the various asset classes, and then partnering with a seasoned individual with integrity, and or obtaining a mentor in your chosen path will pay HUGE Dividends going forward.   

ThanksAnnePS:  This will be my first rental property and I have chosen to start close to home for our first, even though it means we don't cash flow for a while.  

It's likely going to be a better risk/reward/time-cost ratio for a large number of REI folks.I won't speak for anyone else, but for me at this point in my market's cycle, carefully chosen crowdfunded deals are superior to purchasing properties myself.

This deal sounds too good to be true.You might be thinking "$500 isn't that much money, maybe worth the gamble".
