I also highly recommend listening to the BP podcasts (free - and I learn something new every podcast), plus Traction REIA has monthly speakers and workshops (under $70) that can also be very good training (although watch out for the sell for coaching or more in depth training).

Prior to that (last months meeting) there was someone from the county speaking about tax certificates.After the "social" follows the workshop always the Saturday following the Wednesday social.

I am very eager to learn and attend some weekend workshop but that makes me very susceptible of buying a course that may not give me the best bang for my buck.Any advice would be much appreciated as I'm sure there are a lot of others in the same position as I am.

You might get a more specific response here if you share more info about this like the name of the programThe closest I've seen to what you mentioned was an 8 hour free workshop offered by ClearPoint that was needed to qualify for certain city grants for first time homeowners (in Los Angeles)

Whether it is the 1200' workshop that already has plumbing and electrical (convert to ADU for much less cost than usual), a motivated seller that has an issue that you can solve for them, a purchase that for some reason has elevated risk (weigh the risk reward scenario) such as unpermitted unit, a killer BRRRR RE, a RE with under utilized zoning, etc.
