Many would argue that it's easy to pierce the veil of an LLC, but only $95 dollars that may add an extra layer of legal protection and in my opinion is more professional I believe is worth it.

i had this same problem when I started.doing the buying transaction and the lending transaction at the same time reduces competitiveness against cash buyers. deals with loans go slower, they are more complex, and trying to buy a distressed house with a loan is an added layer of difficulty. there are options to buy a home with a rehab loan (hard money, or 203k) but costs will be higher obviously.

Good luck with the project -- I've made several OZ investments and the structure/compliance is pretty manageable once you get the hang of it, but definitely requires another layer of planning/analysis in addition to identifying the property location.
