Home improvement financing - leaky roof

Bought a duplex 8 months ago and started house hacking to get into investing. Turns out I have a leaky roof that needs to be replaced entirely, looking at ~$30k. I wasn’t expecting this, but plan to hold the property long term. Any suggestions for where to start with financing? From looking at previous posts, looks like a personal loan may be the way to go?
