Every lender will have different pricing adjusters depending on the category, such as a lower or higher FICO score/LTV, so it's always a good idea to shop around.

Jersey Mike's does not want a Subway in the space next to them because they are both competing for the same client during any given lunch rush so every retailer wants to find the highest quality shopping center they can and protect their space by using an Exclusive Use Clause which, in this case, would give Jersey Mike's the exclusive right to sell sandwiches in the shopping center and gives them legal remedies should the Landlord lease to another tenant that sells sandwhiches.

Here are some tips I use to keep with it.I schedule my gym time in calendar, just like another meeting.I built a gym at home in my basement (right next to my office) as I prefer that to going to a crowded gym.I shop once a week and focus on mostly healthy food.

The reason why nothing can target motivated sellers is that when someone becomes motivated ONLY they know that they became motivated.Nothing else can know when someone is about to become motivated.Here is the mistake so many make.Everyone assumes that foreclosure, absentee owners, job loss, relocation etc. etc = motivated sellers.If that were true, it wouldn't take you 3000 mailers calls and texts to get just one lousy deal.
