Again, as an agent I'm telling you MOST agents will be thrilled to have someone handle their short sale which they don't want to do, to have a cash offer in the package to give maximum leverage when dealing with the bank, and have a secured listing that is approved and ready to go for the C buyer and have it locked up at 3% on their end.

Luiz -I know we've talked about this a lot in the past, and as I've always told you, if you treat the appraiser with respect, he'll be thrilled to let you help him do his job...Plus, appraisers *LOVE* information...the more you can provide (like repair lists, invoices, pictures, etc), the happier they will be.Congrats!

Don't let greed make you gamble with your reserves is all I'm advising....in fact, I'd put some of those reserves in physically held precious metals for two reasons - they won't deflate, and it adds an extra obstacle to spending them foolishly.There are owner-financed investment properties out there that make sense, the $10k could cover closing costs on a couple of those.

I've had quite a few agents THRILLED I was able to pull real data/comps (well not me but the listing agent) The listing agents who get how the process works are happy to provide the data for the BPO agent.
