This may exist in your neck of the woods or other may attest to it, but talking with multiple lenders should always be a priority to ensure you are getting the best rates and terms for your deal.

Also what other kinds of competing developments are going on around your area or has your neck of the woods reached maximum development.

In my neck of the woods, Section 8 requires me to provide three comparable rentals to verify the rental is at a justifiable rate.

Then, you will learn all these bottle necks and adjust.

In that neck of the woods I believe evictions are expensive and take a long time, which doesn’t incentivize the tenant to leave within your contract period if they don’t want to, and could potentially hurt the owners timeline and ability to sell the property.
