Technically, legislatively, please explain. 

While I don't have rentals in Maui, I do spend time in Hawaii annually to visit family, and can tell you the STR market was hit hard by the governor who recently created legislation to prohibit STRs under 30 days which really hurts the market.

I have rentals in Missouri but not sure about legislation there either. any recommendations for AZ.

Hi @Ellie Narie    The idea of solely renting Air Bnb makes me nervous because jurisdictions are starting to present legislation that would really hurt landlords.

The legislator's there are obviously not fit to make these decisions because that is a pretty big and obvious omission in the text of the law. https://leg.colorado.gov/sites/default/files/2023a_184_signe...The rule of thumb is generally GROSS income 3x rent which is pretty close to NET income 2x rent.

@Karen Margrave There was recently OR legislation passed that would require cities over a certain population to adjust codes to allow more dense housing, including residents to build more ADUs on their property.

Sure, at some point we'll start to feel the margin pinch - but I think we've got a long way to go, especially because legislators are struggling on how to deal with the sharing economy.

And not just HOA but Municipal and County level restrictions too.Just because STRs are allowed there now (yet to be determined), make sure there's no legislation or CC&Rs coming down the pike that will restrict future use of the house.

Property management is a great way to free up A LOT of your time, however, making sure your manager is a local experts can be one of the most important factors in making sure your rental property is profitable and up to code with local legislation and rental increases.

You could get a price spike due to inventory pressures that come out of this legislation, but it's equally likely you'll get your price dragged down by new inventory in Long Island City, Jersey City, Hudson Yards, and the list goes on.
