Alex, thanks for your response.To clarify, the goal is (relatively) passive income, to build wealth now with current cash flow going towards purchasing more property or more debt, and then to supplement my income later (10yrs+).  

What I hope to accomplish one day is own about a dozen rental properties to supplement my current income.

If you are only holding for appreciation, and OK supplementing your tenants rent what you do will depend on when you think you have enough.  

Structurally I am guessing they are using the loan fees to supplement management fees on the investors to keep a management fee at or below 1% annually.

However today our attorney discovered when pulling the deed/title info that the trustees have filed a Motion to vacate dismissal on March 18th and Supplement to that on May 20th, and this wasn't even entered into court documents until this week.

I guess I was more so referring to the limits of five in a year or 10 in five years triggering Broker status.Outside of someone utilizing wholesaling as a side hustle - or as a supplement to other RE activities - you're likely doing an amount of deals that are in excess of these limits.
