But it continues to puzzle me whenever I hear a new investor telling me that they want to get MFH to start without much exposure to REI. 

There are always so many pieces to the puzzle when helping a buyer through the process, I never focus on what's in it for me because I know if I just keep on the right path, I will get paid when the escrow closes.Marketing and Pricing is key and how to do either of these correctly, depends on your local market and the Realtors plan of action to help you make the right decisions for your situation. 

We are puzzled as to the timing of this and have told them that the contract should be materially the same as the information provided before payment of the down payment. 

REI marketing is a tricky piece of the puzzle and is the part that every person must be creative and do them selves.

I'm a big advocate of understanding the pieces of the puzzle before you jump in, it will help limit the mistakes made on those first couple of investments. 

Great story, the only puzzling piece is that the seller did not call you back and explain what had happened and thank you for your insight, perhaps a deal could have been struck with you, although I can see how the emotions took over and the need to punish the foolish person who called himself an investor.Let this be a leeson to anyone who is intrigued with becoming a wholesaler, learn the ropes and do things right or make a bad name for yourself and likely not make any money, just enemies.
