Newby to REI World Seeking Advice

Good morning, I signed up here under my name but my husband and I are in this together. We have be getting an education and although it's opened windows, it hasn't opened doors. There is just something missing, maybe it's just the real world experiences that we haven't gotten yet. We've been focused on wholesaling. We've gotten a couple of properties under contract and then the investors didn't like what we'd done. I know it's something we aren't seeing in what we are doing. So, time to change our thinking and how we process the numbers. I was fortunate to talk with an investor this last week who shared good advice, including this forum! We just started with this industry in July. Haven't closed a deal yet, but we are working our easy through the process. Any suggestions on presenting offers to investors or how you figure your deals would be greatly appreciated! We look forward to building relationships!
