Re-purpose the dining room area?

It's not uncommon for landlords to rent multiple rooms at a time in either location of the house, with the living room/bathrooms/kitchen/laundry being the common areas of the home.I'm currently renting the basement of a SFH as an apartment (1 bedroom and 1 full bath, living room, dining room, kitchen) separate from the upper level of the home. 

Gonna turn the dining room into a 3rd bedroom

The damage is at several places and the biggest one is where they had their dining set.

I don't remember what it physically felt like, but I can can remember my mom running around with my infant brother and then getting all 3 of us under the dining table.

I lightly stage, semi sheer drapes in the front room & dining room, air mattresses all dressed up in the bedrooms, fake plants/trees.  

There is a small back deck currently that will have a propane grill, dining table and chairs with some string lights above it as well.

pd about 20 k under mkt. because mother-in-law owned it but moved out of state and couldn't manage it.i remodelled both kitchens which were tiny but there were large dining rooms. i removed separating wall of 7x10 kitchen and made large eat-in -kitchens What was the outcome?
