As the government typically is, they tend to focus on the little things that - in my opinion - do not matter much, such as chipped paint.

I still haven't closed my first official deal as a true REI, but I'm chipping away at it every day.

Now that it is an identified latent defect, the seller has to disclose it to anyone else looking to buy (therefore, it could be a good bargaining chip for me).

I also agree it's not appropriate to ask tenant to chip in on a repair to your property.Your contractor should be able to find rub Mark's on door and sand this down to fix the issue.
