@Marcus Holloway Never tried it but since you are a buy and hold, why not ask them if they have some land they are willing to swap in a area you want.

Rates were supposed to come down a lot this year, but swaps have been remaining flat or increase, which is what DSCR lenders determine rates on.With it being election year, anything can happen.

@Eliott EliasThis also makes a lot of sense, always being on the lookout for properties that can outperform what you're currently invested in so you can swap your lowest performers first when you find a better investment.

And some might try swapping appliances out for cheaper units.Like regular rent increases, regular inspections allow you to stay in control of things.

If one guys estimates vinyl plank and the other guy just swapping existing carpet, those costs will be wildly different.
