IN THE EVENT THAT A LICENSED PLUMBER BELIEVES THE PROBLEM IS BROKEN PIPES, WE WILL RUN A CAMERA TO VERIFY, AND IF THAT IS THE CASE, WILL REIMBURSE TENANT FOR PLUMBING EXPENSES.

We try to visit quarterly, and have weekly calls and more often emails to keep a handle on things and to let our management know we are watching (security cameras with remote access are awesome also).

Paint does look decent, the main thing for me is to repair any and all wood rot to preserve the asset.Unless there is an absolute need, I don't like the Smile on Camera signage.

I actually have a body-camera like the police use for this purpose when delivering notices, it was less than a single process server would cost when I bought it on Amazon, but it of course requires that the tenant will open the door for you.Just be certain your 5 day notice is EXACTLY, TO THE LETTER, like the law states.
