"My aunt doesn't want us sleeping on her couch anymore."

He then explained that, "well, ummm...I'm crashing on my cousins couch, he's renting a room with a bunch of other people in a house".What a poser...He was all trying to tell me what to do, the house needs, this, it needs that, etc.

"Uh....well my aunt says we can't sleep on her couch anymore."  

Taking a photo of your couch or dirty dishes is not likely to be a hobby of the landlord.

It also allows you or their parents to check on the home anytime on a smart phone.I would provide free cable and wifi, the house would be supplied with a nice but cheap leather couches, you know the thick leather that lasts a long time.

Tenants need to be able to imagine their own stuff in the unit, where will the couch go, etc. 

Last time I was over to fix a ceiling fan I think they were up to a TV, couch, living room chair, a couple night stands, an armoire, and a couple chairs and a folding table in the dining area after eight months. 

I'd couch it this way: "Well, it seemed much more fair to meter your water separately, rather than charge a higher rent, that would be high enough to be sure my water costs were covered.
