Get a washer, dryer, fridge, stove, cooking and eating utensils, plus whatever furniture and bedding you can get at an auction or garage sale. 

I have spare sinks, faucets, water heaters, stoves fridge, etc., so I can cover a major repair quickly by stopping my normal premaintenance costs. 

They even stole my new stainless steel fridge!

Say I pay 100$ to repair a fridge in a rental unit, I get a $100 deduction but if my tax rate is 30% then I only get 30$ Back.  

We picked up both fridge and stove in stainless steel that way for a good price.
