We have lights and motion sensor cameras and we're going to put up some more signage to make it abundantly clear that "you are on camera."

It is so hard to watch my good friend not only have to deal with significant health problems alone but see how they have gone from a dynamic, resilient, wicked smart person managing 5 properties AND holding down a 30-40 hour a week full-time job to sustaining an accident and having their life fall apart like a slow-motion train wreck. 2 of the properties in their portfolio had to be sold just to get $ to live off of. 

All you have to do is to put a plan in motion and get started, the rest will come organically!

Nice AC effect, no need to run the dehumidifier but in winter it is cold in the basement which has a bedroom so a little issue in winter. 

@Tyrone Marson Running through my numbers again - contractor was about 34k, additional 3k that I spent on appliances (1.5k), paint, tile, lighting, smokes, blinds, screens, vents, dehumidifier, locks, etc.   

The biggest challenge I have when managing client funds is to keep the money in motion as much as possible.

Crazy that nobody noticed (or noticed and didn't say anything), but right now, that seems like the best explanation.Anyway, my partner has spent the past couple days pumping out the bulk of the water, using a shop-vac on what's left and then putting a couple dehumidifiers in there.
