There's a lot of great niche markets. vic village is old inventory, oversupplied in my opinion it'll be tough to make 2500 profit on an airbnb on a 1 bed.

I dont mind helping others buy that inventory through my BRRR funding but I am just not cut out for property management personally.

For conventional/FHA/VA that is 1 year.

If you go the LLC route, PM me up because my wife broker's commercial deals which are much cheaper than DSCR loans and you can't get a Conventional loan in the name of an LLC.

My question is, if we buy the home using a conventional personal loan while we househack, what would the costs and process look like of transferring the house and the loan over to an LLC?

With the amount of capital I currently have I am looking at 450k - price range with conventional financing (not very competitive in this LA market).

So that's the background they are getting.There is no 'cash flow' right now on a conventional long term deal with debt, especially DSCR debt. 

Rent's have dropped in this area and may continue to drop a bit more( lots of new inventory coming online this year).

Seeing it more and more commonly with conventional purchase for purpose of SFR, post closing generally some months too yr or so into it asking if ok on it as they'd like anonymity from tenants, and being told ok.
