Were the presenters correct or were they just blowing smoke in my direction.

I live in Palm Bay... 2 days ago I get a text from a wholesaler about a "Smoking Flip Deal" in my town.

I tried to explain how our LED pot lights are not actually dimming to one of the electricians a couple of months ago and, by the look on his face, I'm sure he thought I was smoking pot.

All the others are smoke and mirrors.

@Amir Kabiri  The disadvantages are that if you find a smoking deal out there (that isn't listed) and you know it's worth more than the seller will sell for, if you are licensed, you are obligated to tell the seller the market value, and THEN if they still want to sell to you at the discounted price, make sure you disclose that it IN WRITING, and both of you sign. 

I had a smoking deal on rent too. $600/mo and he could have easily charged us $900+.

sounds like the wholesaler got a smoking deal when they tied it up... see if they own it or just trying to flip it.

Your advertisement, yard signage, presentation of property and your tone is a puzzle piece working together smoking out the losers and filtering the best applicant down into you property.Frank

@Yosef Fares, I would love to be able to recommend a GC, but I am not in your area, and I have a terrible track record for choosing the guy who can blow the most smoke.
