Although I copy every one on property repairs. instructions etc, it is always good to have one person co-ordinate someone being around for say a furnace clean so you don't have to do it. 

Usually after every guest (turnover) there is cleaning and maintenance to be done.

Aaron, if the roof line(s) are straight then the foundation should be fine.if you turn the hot water on and the water is clean and strong then your plumbing may be OK. 

The flooring color should not matter to you as the owner, unless it is crazy like pink carpet..

You give them a clean, safe home and they give you money - a clean contractual relationship.

Just squeegeed it and cleaned it thoroughly.

My wife and I add value by eliminating the obvious problems, the need of clean-up, repairs and updates.

The property is being bought at a discount and has equity built in already... no need for funding to do renovations.. is there any other forms of financing that is available for a quick clean flip like this? 

I'm thinking: Bonuses for X amount of five star cleanings... and setting a clear standard IE cleaning this unit takes 2 people 2 hours on average.
