The home needs extensive work that includes kitchen and bathroom remodels;  HVAC installation; boiler/baseboard heaters removed; plumbing work; and some girder/sister joints replaced. 

The landlord and tenant may agree that the tenant is to perform specified repairs, maintenance tasks and minor remodeling only if:(a) The agreement of the parties is entered into in good faith; and(b) The agreement does not diminish the obligations of the landlord to other tenants in the premises.3.

I make sure to check all smoke detectors, sinks, toilets, electric, etc.

Imagine these scenarios...If there is a fire, smoke damage, water leak, toilet over flow, burglary, etc and the tenant's property is damaged - do you want them looking for you to pay for their stuff?

Look at recently sold homes that have been remodeled to see what was done that you love.

It has gotten to the point now any time there is a fix I have to step in and send my own handyman or contractor.As an example,  when they first rented out on of the places they sent their vendor for a leaking toilet.

If a toilet is running but not running over, I figure they should be able to wiggle the handle. 

This includes new construction or remodeling of existing structures.

If we do this remodel, the idea is we would stay in this home for at least 5-7 more years.

Does anyone have recommendations for remodeling contractors that they have used?
