Btw not all commercial loans require a PG or recourse, but it takes a lot of effort to find them.Land trusts could help but that is an entirely different conversation.

But I'd also add that you can benefit more from a MF if you pick the right location than an SF--more chips on the slot if you will--and the paydown starts to get significant, too.

If I was going to fix this plan within the bounds of the existing walls, I would do this:1) move the kitchen to where the front bedroom is.2) Cut the back wing of the house into 3 bedrooms and 2 bathrooms and slot a stacker washer/dryer into one of the bathrooms.

I had all these Southern CA borrowers who had bought turn key in the mid west they were failing left and right and because we were HML who did not report to fico they would just stick their nose up at us... but I had their PG's so I thumbed them right back with a 1099 C  you should have heard them squealing..Hey you cant do this..

My places of focus are PG county, Arundle county, and possibly DC if the deals right.The criteria I'm looking for is going to typically be single family homes with 3 beds, 2 baths and a minimum of 20%  equity in them with the goal of fix and flip, buy n hold, and wholesaling if needed.
