The PM was initially just teling me that maybe the delay on the wire was because they switched to ACH but we waited for days and still nothing.

As an out of state investor, you will have a business model that you can replicate in any market while local investors have not developed that skill/muscle yet.

When someone makes an ACH payment, it actually takes 4 days for it to settle... but Rentec and their merchant partner Forte funds each deposit the very next day into our account (no 4 day wait).  

I use ACH via my bank.  

Payment terms- autopay debit/credit card or Bank ACH.

Nope, deny the entire application as one of them has an eviction.The reason I would do that is because after the other three have signed the lease, they'll bring the fourth one in anyway, and it'll be a ball ache from start to finish.It's not that three of them are trustworthy, it's that one isn't and has prior.Move on.

I was wondering if anyone can recommend a service that will allow electronic payments via ACH, but dont charge such large fee's?

I'm obviously new to this and very early in the process, so I could very well be missing something obvious here and/or not have the creative muscles yet to think through another form of house hacking.

I tried to set my tenants up with cozy.co for ach autopay, but months later nobody has used it.

Can someone recommend a rent collection website that does not charge the tenant a fee to pay rent via ACH?
