Hi Jill,

We have been using RentecDirect for about 5 years now.  It is honestly my favorite landlord 'tool'.  While there are many cloud based rental management programs out there - at the time I was searching for one, RentecDirect really fit my needs, and was the least expensive one that did all the things I wanted.  The interface is very simple and intuitive.  As with any program, not every user uses every feature.  We don't try to track every property expense with the software, even though it is set up to do it.  We have 37 properties we manage through it.  Once you set up each property, you can "move-in" a tenant and the system will collect our rent, apply late fees as needed, deposit the monies directly into our bank account the next business day.  The last part of that is important.  When someone makes an ACH payment, it actually takes 4 days for it to settle... but Rentec and their merchant partner Forte funds each deposit the very next day into our account (no 4 day wait).  If for any reason a payment bounces 4 days later, they will reverse the charge.  But I liked that there are no fees that Rentec takes out of our payments for collecting our rents.  Tenants of course pay a fee to use a credit card to pay rent.  

One of my favorite features on Rentec is how it markets our properties.  One of my biggest 'fears' going into rentals was how I was going to get renters into my properties.  Rentec really has this covered so well!  By simply inputting the data about my rental, the program will broadcast our rental out to 20+ listing sites... but the main one that matters is to list on Zillow.com.  We do pay a small fee to Zillow for our daily listings on their site... I think it is something like $2-4/day/listing. We have never had to leave a listing turned on for more than 3-4 days to get a suitable renter.  So to be able to fill an empty property for under $10, and have Rentec collect applications for us has been one of my favorite features.  The software also offers tenant screening for a small fee.  

Another great feature is that the software has a tenant facing web-portal where tenants can log in, see their payment history, make their rent payment, and also report maintenance issues.  The rent collection tracking is huge for us!  All of this is automatic... with no need for any manual entry on our part (unless we manually pick up rent from someone).   They even offer a feature through a partner relationship where you can allow your tenants to pay in cash by by going to a 7-11 or other type of store (so you can accept cash payments without having to go pick up the cash).  We don't have enough cash paying customers to use this feature and make it cost effective...(I think you need about 10 cash paying customers a month to make it worth it)  but I like that it is there.  Virtually all of our tenants pay via ACH or credit card.

I can't say enough great things about the software.  I'm happy to answer any specific questions you have.  It has been rock-solid for us.  When we did have questions about the program, the company  has always been quick to get back to us as well.
