2 ways... quicken property management. it's like excel, but presented better. tons of features and a cake compared to quickbooksreceipts - a portable scanner... everything gets filed in special hard drive under year, month, $xx - place of business - date. this way i can find every receipt in 2.6 seconds.

There are also some great lending sites such as prosper.com etc. there is a private lender in Rochester NY that I use all the time and he is excellent.

@Jd Martin bad income is very subjective and there's always a chance that I excel in the field because I have a natural business mindset.

Once a week I log my miles in an Excel spreadsheet, which keeps a running tally per property.

Hey BP,I have a question regarding what happens when an oral lease agreement switches to written.

Tried excel and then google docs to share with my VA.A lot has changed for me in tracking seller leads. 

Also, it is a growing community with excellent schools, so it is a high-demand area real-estate wise.
