Things aren't going right!

I found an amazing property. Great ARV, prime location in westchester county Tarrytown. I had a small business, so my credit is an issue. Money is tight I don't have the 30% to put down and New York is a real sellers market. How do I get a deal under my belt? I have read all the books and spoke with my resources. I am at wits end. What would you do? Please help!

Hi Neil,

What type of deal were you looking at? 

I myself will like to get into more deals. As of right now, due to the craziness of the Bronx and Westchester markets, I started with properties in Pa. Lower price points and I'm working on building a track record and resume to have potential investors fund me. I would say you should start along the lines of something like that. And network like crazy until you can find those potential partners or investors. I've been putting sample deal packets and approaching people that may have an interest and asking them if what I present to them is something they'd be interested in. Also make sure to work on the credit. Very important if you don't have all cash. Search for meetups in Westchester and the Bronx to start meeting people in this business.
