It's a SFH with 4 bedrooms and 3 baths, I'm planning to section off one area with kitchen and dining and upstairs bathroom and bedroom and leave the 3bedroom and 2 bath for rent.

That just impacts a lot of little things like coffee pot instead of Keurig, better stocked kitchen, desk space is more important, dining table instead of breakfast nook, etc. 

For just the kitchen window, a dining window and sliding glass door $18k.The kitchen window opening is 71.5 by 41.5.Thought the awning type  is the crank window.

Not enough seating in the living and dining room is a huge pet peeve of mine!

Amenities: Panama City Beach offers a variety of amenities, including shopping, dining, and entertainment options. 

The basement will be a two bedroom, one bath with utility room, full kitchen, dining room, living room with fireplace.  

How that spend breaks down (ex: 20 properties, 3 images each - living room, bedroom, dining room)3.

I painted the fireplace in the dining room black to match the accents.

But there are two factors: one) kitchen is already big enough and well laid out, two) the half bath can be added in a discrete way, meaning there needs to be some seperation from bath entry to major rooms (living, dining, kitchen).

In most of my STR houses, the dining rooms are utilized as bedrooms.
