Hi all, If I'm considering purchasing a duplex where one unit is a Section 8, is there any additional documentation/paperwork beyond the lease that I should ask to review when conducting my due diligence/property analysis?

And if the conduct is egregious or continues, I've seen fines of $5k-25k.

I have a “referral code of conduct” before I share my GC’s contact info with close friends and I would never refer him out to a stranger I’ve never worked with personally in some capacity.

Most of the things they will have will be on payments or relatively worthless.I don't think this is a good way to conduct business for either side of the transaction.Possibly in a Commercial or Office setting, but not residential.Poor people rent.

Has never been used as a rental before. owner built this property so that his mother can live on one side and her care giver live on the other. after she passed away the home has sat vacant for a year and a half other than when the remodel was conducted

You said you guys have a great relationship so you don't want someone to become resentful later because you conducted a successful house hack and stand to make money and perhaps someone thought they deserved more.
