I didn’t read the link but your title just says they’re banning deposits and fees.

City of Knoxville has banned short term rentals in city limits so you'd have to look a bit further out.

I’m sure you know that the rules and regs were recently updated for Black Hawk, Central City and Gilpin: some additional hoops to jump through to comply with the licensing program plus an annual $345 fee, but at they are still allowing STRs unlike nearby Nederland where they were recently banned (which will probably create more demand in Gilpin County/ Black Hawk with people looking to ski at Eldora and stay nearby).

This increases the supply but the main issue is that short-term rentals are increasingly regulated, when not outright banned.

In the last year the city limits of Custer and Hill city have banned STR since they don't want their towns overrun with tourists.

I specifically ban swimming pools, trampolines, storage sheds, firepits, hot tubs, and outdoor fireplaces in my lease.

It wasn't super-smooth, but we ended up closing in May with one week of rent from the buyers.My wife and I decided to move into our rental on 30A especially since there was a ban on short-term rentals until the end of May.
