If you keep using leverage to buy more properties with negative cash flow, then pretty soon it won't matter how long the mortgage term is because you'll be belly up.I don't know anything about Alaska rentals, but is positive cash flow unheard of up there?

Some folks votes count for more in real life....but they don’t count for more here. keep in mind many service providers on this site that sell ancillary real estate products are welcome wagon posters.. and this juices there post counts a lot.. you know the posts  IE welcome to the site go here go there.. while those are nice and valuable to the new member it can give an illusion of more involvement on the site than what they really do..

Here are a few suggestions I would use.I would get business cards and hand them to everyone within arms reach .I would get some " Homes For Rent" bandits signs and put them all over town.I would offer everyone that contacted me a small referral fee for bringing me another renter.These are just a few ideas to get your creative juices flowing.Hope this helps.
