Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

If you’re looking for newer class B multifamily, they exist, but you do have to wait for them sometimes and act fast. you’re looking for C or D multifamily, they are available more often.

As long as you treat tenants with respect and own in at least a B- location, you should avoid much of the headaches you see in the headlines. i would suggest getting connected with the Salem REIA and start networking with folks there to learn more about how to be successful in your area.
