Not sure how I stumbled across this little gem of a thread, but here we are, a year and some months later, so I gotta know... how did this all end?

This is just my experience looking at a few student rental 4Plex's in Calgary, and I've only looked at a few, so if you find a gem it may work.

Very central but it really is a hidden gem of potential.

Ocracoke is a gem of an island.

With that being said, I've heard a few players being able to discover a gem under a rock.

Oklahoma City is a hidden gem for many reasons @Harvey CorsinoI listed some demographic stats and some other resources from Census Bureau and ACS, and Plums dataset that you might find helpful. 

They helped me find a hidden gem in a triplex that was being run, sold, and marketed as a duplex.
