Aim for 15% of purchase price in yearly revenue6) if you don't purchase turn-key, come up with a furnishing plan7) get pro-photos, find a good cleaner, either via Turno or preferably by talking to locals8) a lot of youtube videos will overcomplicate the start (launch of 5 platforms, build a direct booking site, get the worlds best smart lock, automate all sorts of messages, connect to dynamic pricing, etc.)

So something that looks great to one will look awful to another...and vice versa.I invest in both direct real estate (via a 7 figure residential rental portfolio) and syndication/crowdfunding passive investments (also 7 figures).

I'd recommend calling duplexes you see that need work via driving for dollars, and attending networking events, and asking other investors if they have small multi family they are looking to sell.  

Lived there 10 years , saved money , looked for years for a deal , one fell in my lap , I jumped on it , lived there for 10 years , its now worth 4 times what I paid .

However, ideally if we started both with the understanding that collaborations and building the right team in conjunction for planning for our larger future and objectives we'd get to the "freedom" that we are all actually chasing via RE that much faster.
