I have a thick skin & unlike many millenials- bitcoin or quick money making stressful investment schemes including stocks (without solid research - analysis & a guide or mentor) hasn’t really been my thing.

It's hard to tell without looking if a roof can still be good for another 2 years or 5. 2 layers is pretty thick and depending on the slope of the roof, can go for a third layer if on a budget.

How thick was the first layer?

While one opinion on a property might be to put custom cabinets and 3 inch thick granite in the kitchen, the comps in the area may have formica and standard builder's grade cabinets.  

You can go into one 1900 building that used thick 2x12 joists with a huge timber as the beam and then go into the next one that used thin 2x8's with a small beam.

So far, my dealings with BofA have gone like this - Faxed in my authorization letter, wait...wait...wait some more - finally, they see it in their system - When I call the loss mitigation department again, they can no longer see it, because im talking to a different department - Submitted short sale package, the stack of paperwork was nearly 1/2 thick and the resulting pdf file was nearly10MB on the lowest resolution!

I've been cramming so much info into my thick skull for the past 48 hours. 

You have to have thick skin in order to survive the emotional rollercoaster.

You would be right in the thick of things and learn a lot.
