Thats attorney territory, and I understand contracts better than 99% of other agents. 

They bond with there family as there "pack", and become territorial of their home and there pack.

Hi @Marcus ONG, sorry for replying so long after this post but, the above answers are incomplete.concerning 1)  because they miss the aspect of territoriality of the tax: the answer generally depends on the fiscal residence of the non-resident.Many countries (France, Korea) assess taxes on their residents based on their worldwide income.

I think we're headed for bubble territory. 

I don't know how the state will say you can't evict but the bank will say, pay me.This is uncharted territory for many people.

We're looking at small multifamily properties, and so as the price goes up, rent per door can't keep up due to people's incomes not rising, so that squeezes the cap rates into undesirable territory for us. 

Intended to hold but the rate increases pushed us into cashflow neutral territory.

This would be for a franchise territory for one metro area type region only.
