Duplex buy & hold turned fix & flip

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Winter Garden.

Purchase price: $350,000
Sale price: $460,000

Purchased off market with private money. Intended to hold but the rate increases pushed us into cashflow neutral territory. Kept one tenant, tenant in other side had the place in rough condition so we opted to purchase as soon as that lease was up and tenant vacated. Renovated and re-leased the vacant side. All in all, the market timing was favorable and we netted approx ~$90k on the sale.
