I like that thought, and yes, I stand to loose a profit if I don't do this and yes, the flip should work fine and a plan B is in place as well.

Ok, I tried to give you a really thorough answer that would have explained all of the St Germaine stuff and how it relates to due on sale clauses, but the  boss said it was self promotion and removed it.

A PM won't see a board from the roof of a house that has come loose that could fall in a tenant and seriously injure them.

But here if you are removing a wall and are moving plumbing, HVAC you would need a permit for that. 

My question is would you have the demo company remove all electrical and plumbing wiring (it all needs to be updated) at the same time of demoing all the rest of interior?
