I'll get a metal roof and I estimated it at about $6,000.One front door is near where two roof angles meet, and I imagine the gutter couldn't take on the stream at that intersection, because there's water damage on the inside of that wall that leads to the basement/garage.

Ideally if you could 100% finance all properties you would be at maximum return on each with the property being the only income generating factor.For many investors the hardest concept to grasp (many never do) is that investment properties have two income generating streams.

To do this you must find the correct Market and Micro markets to invest in where the Property Profiles in these Markets match the Criteria from your Plan.Once your "base" is at least twice as wide ($1M)  as you started with ($500k), continue to flip the new base ($1M), reinvesting just the seed money (over and over again), but spending your continuous stream of profits to buy Cash Flow Properties.
