Reading and listening to podcasts about this subject is one thing, but seeing in action would be incredibly helpful to other investors. 

If I would have plugged his name into the search bar before we signed a lease I would have been able to see that he/or his company are currently in/or have been in active litigation with tenants in the past.

@Kyle Olsen, no problem,  I actually found it on Zillow, as an inactive listing.   

However, you need to engage in activity to feel some accomplishment, otherwise, end of the day, you won't feel good about yourself.Just remember - Then when you get the money, you get the power.

Side note: I also currently have an *inactive* CT real estate license.

Do compare fees (wire transfers, inactivity, maintenance), services offered (online portal, ACH, mobile/remote deposits), etc

I know a local investor (I have only talked to once in the three years I have lived here) who I would like to take to lunch and my plan is to talk to him about the BRRRR strategy and see if he is interested in acting as a lender on a deal.

In DE too, crazy jump in activity, NJ sellers are more flexible. 

Im happy to keep my license inactive for now as really my goals have changed.
