On 1st floor with main entrance accessed from street so nice retail or office space. 

Does the unit have its own separate entrance?

If the basement has a separate entrance and I lived on the main floor I would definitely want a solid lock to the basement!!!

One exit through the inside of the apartment below it and one main entrance/exit.

There is a "mudroom" kinda thing in the 5 bed that has it's own entrance (that is right next to the entrance of the 5 bed).

The numbers all seem to work out, my only concern is that this property is truly an ugly duckling. the house faces other properties vs facing the street with both entrances on the long side of the house (the insides all look good, new carpet updated bath/kitchen).

entrance" to my home before applying to purchase it I was so excited I didn't pay attention to or know how to assess damages: vandals stole the all the copper wiring, bootleg window installation (there are vines growing over my bedroom curtains), bootleg hardwood floor installation, salvaged & broken bathroom fixtures installed, non working electrical outlets, GIANT RAT INFESTATION, no central air or heat, broken sinks in both bathrooms and kitchen, giant forest overgrowing in back yard, brand new hot water heater not installed properly.None of what I listed above was too much to handle but if I would have assessed it before hand I would have had it taken care of in 1 week instead of 3 months.

I have seen on HGTV show income property, where they buy a house that has a basement with separate entrance and rehab the top or bottom for a long term tenant.
