For the past 4 years I have also owned an interior design firm that specializes in STR design and full service interior design. 

Since it’s in a specific area of the city, we are designing it in a U shape which goes well with other buildings in the neighborhood.  

Ordering a full topographical survey of the property (which will be required for future development and application processes anyway) will give you the ability to show engineering/design groups what you have, and they can give thoughts and bids leading to a site plan.
