I've read all the BP books and listened to countless hours of podcast for years but I do lack the connections with experience and education.

Nonetheless, in this day in age anything can happen and countless lives ruined (dead and living) in the blink of an eye!!

I've seen countless pet restrictions that completely legal. 

I feel kind of dumb asking for guidance. through all of my countless hours of studying, reading, listening and researching, the one thing that I have heard or seen is that they had the help of a mentor to show them the ropes, and if you want to get into investing in real estate it would be wise to find a mentor.

I have ran into countless issues that are extremely difficult to clear, costly or makes a deal fall through that all could have been prevented if you got Title Insurance. 

I was in the same situation as you 2 years ago when I was reading countless books and listening to the podcasts here before I finally decided to jump in and begin acquiring real estate and I am very happy that I made the choice to do so.

But there are also countless other factors that will come into play.  

I’m in the process of building a single family home made of shipping containers and I’ve found countless homes and viable businesses in shipping containers that are immaculate.

I have bought countless books on Real Estate, joined Webinars, invested time and money on false Mentors!

After getting cussed out and berated by "Seasoned Investors" I quickly made the change to invest more time into books,seminars, countless training and graduating Top of my class at YouTube University (I kid lol).
