The fact that Philadelphia is a so called "sanctuary city" for illegal immigrants may play a part in this terrible way of just letting anyone break-in and stay wherever they choose, without consequences to them and with no regards for the taxpaying property owners. that's really lopsided. it goes beyond tenant friendly state and it actually gives people a good reason to either not be a landlord here or just abandon ship altogether ...onward to another state, imo.Kudos,Mary

Where I live in the uk the whole duplex and triplex etc doesn't exist .There is a couple of duplex's dotted around but they are the same Price as 2 single family homes and get the same rent in terms of scaling I've seen bigger pockets podcasts explain you can't keep doing single family rentals , you need to move onto a quad plex etc.

One of the communities I managed was 80% absentee owners from the UK, and with the associated currency value drop, I'm sure they are very concerned right now.Locally we really don't expect to see much influence, unless that specific condo is heavily involved with UK tenants, at which point it might be wise to advertise to other renters.You have some historical numbers, so continue to review the current performance against the past.
