I find that there are too many areas that are grey areas for luxury buyers that require transportation to the city.

If you can get creative and make an area like Nanaimo work, I think it will be more beneficial in the long run especially if you can buy in the path of gentrification or transportation (South end of Nanaimo towards airport).

Also, the Crenshaw/lax transit is underway and public transportation is always a plus.  

The biggest expenses that can be written off for taxes purposes are repairs, maintenance, cleaning, advertising, transportation (fuel), and REI related travel.
