-Possible mold growth was observed in the basement – recommend having a mold professional evaluate and rectify as needed.

You can checkout the WAREI Facebook group as it is a large community of investors locally and many do wholesaling.Just a couple observations from my "non-wholesaler" perspective: I see a lot of people get super excited about wholesaling only to discover it is a lot of work and then drop it after a short while. 

@Dave Madden  -- From what I have observed, Green Hills is overpriced in general from an investment perspective unless you are willing to Buy and Hold or find a rare good deal.

I have rental property in North East philadelphia, recent trend over there is, housing price has increased dramatically, almost 10% over last year.but the rent does not really increase, this is largely due to the demographic of the area of my property, the area is still largely made of lower income families , unlike the suburb.I see suburb area rent increase 5-10% over the year.So I see my tax and insurance both up but didn't get it compensated from my rent.did anyone have similar observation over their investment properties?

In my experience and observation a 4 month investor is different from a 4 year investor.
